Welcome to the houses guide of
Old-Pythera. Here is, in plain language,
everything you need to get, keep and (if you want) give up a house.
See the house list on
Houses. Each house shows its city, size,
number of beds, rent and status:
AVAILABLE,
ON AUCTION or
OCCUPIED.
1. How to join an auction
Houses on Old-Pythera are won through an
auction, right here on the website.
- Log into your account (Account in the menu).
- Open Houses, filter by city and by available / on auction.
- Click a house. Its page shows the current bid (if any), when the auction ends and the next minimum bid.
- Before bidding, keep the money in your character's bank (talk to a banker NPC in-game and deposit).
Requirements to bid:
- Premium account.
- The character must not already own a house (one house per character), and no other character of the same account may own one either: one house per account.
- The character can hold the highest bid on one auction at a time.
- The bid amount must be in the character's bank at bid time.
2. How to bid
On the house page, choose the character, type the amount (equal to or above the shown minimum) and confirm.
- Starting bid of a house with no bids: rent × 3.
- Each new bid must beat the current one by at least 5%. Ties don't count: whoever bid first stays ahead.
- You can raise your own bid at any time.
3. When it ends
The auction opens with the first bid and ends on the 2nd server save after it. The server save
happens every day at 05:00 (the server warns 5 minutes before, saves and briefly logs everyone out).
Example: first bid Tuesday 15:00 → 1st server save Wednesday 05:00 → 2nd server save Thursday 05:00:
the auction ends then. Exact date/time appears on the house page.
The house is handed over during the server save itself: when the winner logs back in, they are already the owner.
If the server is offline at that time, it resolves as soon as it comes back — the result doesn't change.
4. How do I know I won?
If your bid was the highest:
- the bid amount is debited automatically from your bank (if the bank is short, the server tries your depot in the house city);
- you get a letter in your depot confirming the win;
- the house page shows OCCUPIED with your name, and the house door says it is yours.
Warning: if you
don't have the money at closing, you lose the house (it becomes available again) and your
account is
blocked from auctions for 3 day(s). Never bid without having the amount.
5. When does rent start?
Winning the house only pays the acquisition (the bid). Rent is separate: it is recurring, monthly,
and the first charge happens one period after you win (the exact date shows as "Next charge" on the house page).
6. How to pay the rent — where to leave the money
Rent is charged automatically. You don't type any command.
Just keep the rent amount in
gold in your depot in the SAME city as the house. On the charge date the server takes it from there.
- Where it comes from: your depot in the house city (not the bank, not the inventory).
- When it must be there: before the "Next charge" date.
- How often: every month (monthly).
- Reminder: one day before the due date you get a letter in the house-city depot stating exactly how much to leave.
7. Which day is it charged?
Rent is monthly, counted from the day you won the house (and every period after). It is not a fixed weekday:
the exact date of each charge is on your house page. That date is stored by the server: it survives restart, crash and
downtime, and the server never charges the same period twice.
8. What happens if you don't pay
Nothing is hidden:
- If there isn't enough gold in the depot on the charge date, you get a warning letter in the depot.
- You get up to 7 warnings to sort it out (just leave the money in the depot).
- After the 7th warning without payment you lose the house: you stop being the owner and it becomes available for auction again.
9. Where do my items go
Nothing is destroyed. When you lose (or transfer) the house, everything inside goes to your depot in the house city:
loose items, containers and their contents, stackables and unique items. Store furniture returns as a kit. Beds are freed
and the access lists are cleared.
10. How to invite players
Inside the house, use the client's
house window (right-click a door) to edit the lists:
| Guest | can enter. Write the player's name on the guest list. |
| Subowner | enters and also manages (edits the guest list). Only give it to people you trust. |
| Doors | each door has its own list, to open specific rooms. |
To allow a whole guild, write
@GuildName on the list. Only the owner (and subowner, for the guest list) can edit.
11. How to leave / transfer a house
You can transfer the house to another player in-game: trade the house transfer document through the trade window.
On completion the house becomes theirs and your items go to your depot. If you simply stop paying, the house is returned automatically
after the warnings (item 8).

| Can I put any item inside? | Yes, within the house space. If you lose the house, everything returns to your depot. |
| Where do I pay the rent? | In the depot of the house city. The charge is automatic. |
| How do I know when it's due? | On the house page, "Next charge" field. |
| The server was offline on the charge day. Now what? | The date is absolute. When the server returns it processes the due charge and doesn't charge twice. |
| I bid and gave up. Can I cancel? | No. A bid is a commitment: if it's the highest at the end, it is charged. With no balance you lose the house and are blocked from auctions for 3 day(s). |
| I won but already had another house (by transfer). Now what? | The auction is cancelled without a block and the house becomes available again: one house per character, one house per account. |
